We have extensive knowledge and experience in remediation and have acted as Engineer to Contract on a large number of projects both residential and commercial throughout Central North Island. These include Retirement Villages, Body Corporate Apartment complexes, Architectural award winning buildings, and an extensive number of Education Facility Buildings. We also help home owners to repair their homes and understand that any such project is extremely stressful. Roger was a Remediation panel member with NZIBS which has recently disbanded this allocation. He is also a Licensed Building Practitioner Design Level 3 and can design and provide onsite advice to contractors to reduce time delays and associated costs on site.
Having local expert advice can significantly reduce costs and delays, in the form of extension of time claims by contractors and can ensure programmes are met. By providing professional observation of contractors on site the issues which may cause problems if left un-noticed can be eliminated and a high quality end product provided.
Rogers experience gained through carrying out key stage inspections with NHBC (National House Building Council, UK) and Auckland City Council has provided excellent experience into what elements of the work require closer monitoring and where issues are likely to occur. This knowledge when applied to projects can mean efficient yet effective inspection processes whilst maintaining high level of quality in oversight.
Remediation of any property involves more than a redesign of an external envelope. Properties with issues of the cladding system or roof elements are highly likely to have been built with other issues which if discovered early can be included within the design process, but sometimes these issues only become visible during repair works. We are experienced and have processes in place to react quickly to deal with these problems and provide cost effective solutions with minimal additional time to the construction programme. We identify these issues through regular monitoring of works to ensure you get what is designed, and through our accurate payment certification system that you are only paying for what has been constructed. We have extensive experience in contract administration particularly in the role of Engineer to Contract under NZS3910.
Within NZ we are finding properties which have been remediated which now require remediation again. This is due to an inadequate understanding of why the building failed in the first instance. A remediation surveyor is trained in understanding how building designs, installation methods and construction materials perform in different environments. The information gained during the investigation of a building as to why it has not performed in the manner prescribed is then translated into the remedial design solution. A full understanding of the environment in which a building is located can result in cost effective solutions to issues based on calculations and innovative yet effective design solutions.
