An accurate maintenance plan can prolong the lifespan of any building and significantly reduce costs by ensuring the materials do not deteriorate faster than expected. By regular inspection you can also ensure product warrantees and guarantees remain valid for the specified length of time. Minor issues which if left unidentified will result in increased repair costs which are not proportional to the cost of repairing the issue originally. Having carried out a large number of remedial projects we have seen the damage a small hole can do to the structural elements over time if left to allow water entry.

Technical due diligence reports
Commercial property investments require accurate information to ensure that the property you are about to invest in, is in a satisfactory condition so that the maintenance / repair costs are of such, you can still make a satisfactory profit. Commercial properties can be expensive to maintain and more so to repair or replace elements. A good due diligence report will provide advice and information on the future likely costs of each of the elements. We can provide costings on which elements require replacement over any specified time period, how much money is required to be put aside annually to evenly spread the costs to ensure that the property functions and that the equity of the property is maximised.
Pre-lease inspections, schedules of reinstatement including interim reinstatement inspections
Prior to signing any lease a condition survey is recommended to provide a snapshot of the property at the beginning, this prevents arguments later on as landlords and tenants may disagree over the original condition of the property in terms of the conditions within the lease. We can also work for either the landlord or tenant to confirm the current condition of the building in relation to the terms of the lease and provide a report and schedule of costings to bring the property to the expected condition.
